What’s maintenance?

Maintenance is a most important part in many industries such as Manufacturing , Building , Network systems , automobiles etc.
About the maintenance of physical properties are considered in this article.(As the examples Buildings , machinery , plants & equipment )

"Maintenance of physical property" is any maintenance action taken for keeping a property or system in fully functional condition, and operating on its best condition. In the day to day activities properly functioning of systems are solace for maintenance teams. Then they follow mainly two types of maintenance.

 

Preventive maintenance (Preventative maintenance)

Preventive or preventative maintenance means maintenance that is routinely and regularly performed on physical properties or systems to reduce the chances of equipment failure and unplanned machine downtime. But this type maintenance may be very costly for maintenance teams.

A preventive maintenance task is performed while the equipment is still working to prevent unexpected breakdowns.(Day to day work schedule will conduct regularly).The preventive maintenance strategy is a commonly used approach that falls between reactive maintenance(run-to-failure) and predictive maintenance.

Run-to-failure maintenance (Reactive maintenance) strategy is maintenance performed at only equipment has failed. Unlike unplanned & reactive maintenance , proper run-to-failure maintenance is a deliberate and considered strategy that is designed to minimize total maintenance costs. Because it is not applied for time and sources for maintenance.


Corrective maintenance (Reactive maintenance)

The world's oldest approach of maintenance is corrective maintenance (Reactive maintenance).
Corrective (Reactive) maintenance is the maintenance works which are undertaken identify, isolate and repair a fault or break down in order to restore equipment , machine , property or system to an operational condition so it can perform its intended function.  

Corrective maintenance is often associated to breakdowns or reactive maintenance and can include troubleshooting , disassembly , adjustment , repair , replacement and realignment.

Reactive maintenance can be divided in three types as the incidents

1.Breakdown maintenance.
2.Run-to-failure maintenance.
3.Emergency maintenance.
